The Value of a Specialist: Knowing What Isn't Special

One of the biggest reasons to hire a specialist isn't because they "know people."

It's because they know what isn't special.

I've walked enough mountain land that a pretty creek, a mountain view, or a deer trail doesn't distract me from evaluating a property as a whole. In fact, real experience often makes you harder to impress.

And I mean that as a good thing.

A seasoned mountain agent knows the difference between a seasonal creek and a year-round water feature. Between a winter view and a protected view. Between a property that photographs beautifully and one that will actually hold its value.

The same is true everywhere. I wouldn't pretend to be an expert on downtown condos. A rooftop deck, city view, or trendy amenity might catch my eye while a condo specialist is focused on HOA finances, rental restrictions, community dynamics, insurance concerns, and long-term ownership costs.

On our lakes, someone unfamiliar with the market may fall in love with the shoreline and never think about Georgia Power's role in dock permits, shoreline management, water levels, and future improvements.

Using a local specialist doesn't just help because they probably break bread with the septic guy who might save your deal. It helps because they know what isn't special.

So when they stop and tell you something is - you know it's worth paying attention to.
